Tenant Fees

Payable upon application:

Application Fee (single adult Occupancy) £144 inclusive of VAT (Non-refundable)

Application Fee (Two adult occupants) £200 inclusive of VAT (Non-refundable)

Additional Tenants Fee (should the property be occupied by three or more adults) £96 inclusive of VAT per additional tenant (Non-refundable)

Guarantor Fee (If Required) £96 inclusive of VAT (Non-refundable)

Permitted Occupier Fee £96 inclusive of VAT(Non-Refundable)

Tenant Application fee includes: Identity check, immigration, visa confirmation, financial credit checks, obtaining references from current and previous employers/landlords, and any other relevant information to access affordability, Contract negotiation, processing the application and associated paperwork.

Guarantor Fee includes: Referencing Additional Deed of Guarantee for Guarantor fee


Payable on Moving in the day

One months advanced rent in full (no VAT)

Returnable security deposit equivalent one months rent (no VAT)

e.g. One months rent £500

       Security deposit £500

       Total to be paid on the day of move in £1000


Tenants Costs During the tenancy

Amendments to contract £50 inclusive of VAT

Which includes: Contract negotiation, amending terms and updating the tenancy agreement during your tenancy.


Tenants Renewal Fee (tenants 50% share) £90 inclusive of VAT

Contract negotiation, amending and updating terms and arranging a further tenancy agreement


At the end of your tenancy:

Check out fee - NIL

Includes: Return deposit as agreed with the landlord and tenant and disbursement of the security deposit

Remit any disputed amount to the the scheme for final adjudication

UN-protect security deposit


Future Landlord reference fees - NIL

Includes: Preparing a reference for a future landlord or letting agent


Other Tenants Fees and surcharges:

Unpaid Rent/Returned Payments incur daily interest at 8% above Bank of England Base Rate from the date due. 

The Deposit Protection Service
