KITCHEN SPECIFICATION

The kitchen & Utility room have been designed by I Love Kitchens a Local Beverley based company, a copy of the full presentation and specification included can be emailed or viewed with our agents. The kitchen designer will talk you through the design process with colour options for cupboard doors, quartz worktops are included within our specification. If a more traditional shaker or painted kitchen are required options are available. Some examples are included as a guide.

SUPERSTRUCTURE

All the specification listed below is to current building regulations and is overseen by Yorkshire Building Control and Premier Guarantee ’s Surveyors.
The ground floors are 100mm solid concrete with 150 mm king span insulation over the top, a 65mm screed is laid over the insulation to all habitable rooms on the ground floor, these ground floor rooms benefit from UNDERFLOOR HEATING giving an ambient temperature throughout the year. Garage floor is 125mm thick solid concrete floor. External walls and gables are brickwork with some areas of composite cladding. The ground floor internal leaf and most internal walls are all built in solid blockwork, the external walls are insulated with 100mm super wall 32 high performance cavity insulation. Any stud walls on the first floor will be sound proofed. The roofs are constructed using manufactured roof trusses and insulated to
current building regulations with 400mm of loft insulation. The roof is covered in clay pantiles, with a breathable felt, treated lathes, the ridges are a sandstone effect . A Velux window will be installed in the roof for the en-suite and are pre-finished white inside . The garage roof will be covered in ECO SEDUM ROOF laid on top of a rubber roof which comes with 25 year guarantee. The external walls to the garage will be clad in composite cladding system.

BATHROOM & EN-SUITE SPECIFICATION

Sanitary ware is supplied by Halmshaws of Beverley (Sink Base Units come in a choice of Colours). Full specification available upon request.

FLOOR & WALL TILING

A provisional sum within the specification has been allowed of £22.50 per m2 for the tiles only (the labour and adhesive are included within the sale price). Tiling to ground floor floors;
Hallway, Kitchen utility, W.C., dining , living room floor, 94 m2 En-suite to Bedroom 1 Walls 10m2, Family Bathroom Walls 10m2. All tile fixing has been allowed for in larger format tiles if the buyer specifies a smaller tile additional fixing charges may be charged due to increased labour rates.

WINDOWS & DOORS

The Windows are Double glazed uPVC finished in light grey. The front door with side light, French doors to the master bedroom and the large fully opening bi fold doors to the rear will be Aluminium making your garden part of your home during the summer months. All windows and doors are fitted with secure 5 point locking. The Garage Door s will be a sectional insulated electrically operated doors finished in a light grey colour. HEATING

Boiler A rated energy efficient gas fired condensing boiler with UNDERFLOOR HEATING to the ground floor with radiators to the first floor. A provisional sum of £850.00 has been allowed for a wood burning stove to the lounge. A separate heating zone and time clock will be installed to run all towel radiators in bathrooms including W.C. to enable towels to be dried during the Summer months.

HOT WATER

An un-vented cylinder will be installed to provide hot water to all bathrooms and kitchens & utility rooms at mains pressure.

LANDSCAPING

The access road will be partly permeable tarmac with some areas gravelled this is to prevent surface run off onto Main Street.

DECORATION

All Plaster Walls to have 2 coats of emulsion, all skirting’s, architraves, window cill to be undercoated and glossed. Internal oak doors will be finished in clear matt varnish.

CARPETS

A provisional sum of £3,000 is allowed for carpets, fitting and underlay to all floors that are not tiled.
